Often, when I meet with clients who need to sell real estate due to death, hardship, or simply life, there is worry that the property might not sell because it's not in the "best" shape. The is anxiety made worse by the expectation that they will have to spend money and time to get the property market ready when what they really want to do is move past the situation that has brought them to the real estate market to begin with.
